Market research can help frame an income assumption where coverage is available. It is a research input rather than a promise of future bookings.
Check the comparable context #
- Location and neighborhood.
- Property type, bedrooms, guest capacity, and amenities.
- Operating period and seasonality.
- Differences in condition, furnishing, and management.
A nearby listing may still be a poor comparable if its guest experience or operating model differs substantially.
Keep estimates identifiable #
Separate projected market income from your own historical results. Review the time period and any source labels shown in the report. Do not assume every address has comparable coverage or that every rental type uses the same research method.
Before requesting financing review #
Prepare the actual income evidence available for an operating property. The lender determines which evidence and adjustments it accepts. Public research figures alone do not establish qualified income.
