Use the property score as an aid to comparison, alongside the underlying numbers and risks.
Read the score details #
Open the available score detail and review the factors displayed for that property. Look for the assumptions behind income, financing, and cash flow. A summary score cannot explain every operational or transaction risk.
Compare on the same basis #
Use consistent expense treatment, financing assumptions, and rental strategy when comparing properties. A score based on optimistic projected income should not be treated as equivalent to a result supported by operating records.
Know the limits #
The score is not an appraisal, credit score, lender decision, suitability determination, or guarantee of investment performance. STR Advisory does not publish an assumed weighting formula here. Use the displayed factors and ask the team to explain an unclear result before acting.
