Zero points does not mean zero closing costs.

No lender discount points

On an eligible zero-point structure, you do not pay discount points upfront to reduce the interest rate.

No STR Advisory origination fee

Our eligible zero-point structure does not include an STR Advisory loan-origination fee.

Other costs still apply

A $900 processing fee, $300 commitment fee and applicable lender and third-party costs remain. Review the complete written fee breakdown.

Appraisal, title, legal, recording and other applicable charges may apply. Taxes, insurance, escrows, prepaid items and required reserves can also affect cash needed. Availability and fees must be confirmed for your transaction.

The useful comparison

Cash today versus payment savings over time.

Paying points may make a lower rate available. A zero-point option can preserve cash upfront. Compare both using the same loan amount and repayment term, then include the time you expect to keep the loan.

A simple break-even divides the extra upfront cost by the monthly payment savings. Review prepayment provisions and other charges separately.

Compare loan structures

A hypothetical 40-month break-even

If an otherwise comparable option costs $8,000 more upfront and saves $200 per month, the simple break-even is 40 months.

Keeping the loan for 24 months produces $4,800 of payment savings under those assumptions. Keeping it for 60 months produces $12,000.

Illustration only—not a pricing offer. This shortcut ignores time value, tax effects, differences in principal balances and other charges. It is one input to a decision.

Preserve enough cash for the property.

Compare down payment, points, closing costs, initial work and reserves together. Money left after closing may need to cover furnishings, maintenance, vacancy or the next purchase.

A lower upfront cost can come with a higher payment. Test the property under lower income and higher expenses before choosing.

Understand rental-property financing

Review the option in your situation.

Purchase

Compare the loan, down payment and complete cash needed with the income the lender accepts and your operating plan.

Rate-and-term refinance

Include the existing loan’s terms, payoff and any prepayment charge. Compare total costs and the new repayment timeline.

Cash-out refinance

Compare proceeds after payoff and charges, retained equity and the new payment. Additional debt should withstand a downside income case.

Short-term, mid-term and long-term rentals may have different documentation paths. Eligible ownership, leverage, credit, reserves, property location and lender pricing affect available choices.

Questions about zero-point financing

Is a zero-point option always the lowest rate?

No. An option with paid points may have a lower rate. Compare upfront costs, payment savings and your expected hold period.

Is every borrower or property eligible?

No. Availability depends on lender pricing, property type and location, income support, leverage, credit, reserves, ownership, underwriting, applicable licensing and state requirements.

Are there still lender or third-party charges?

Yes. Zero points does not remove all fees. The eligible structure has no lender discount points or STR Advisory origination fee, but the $900 processing fee, $300 commitment fee and applicable other costs remain.

Can the app approve me or lock a rate?

No. App outputs are preliminary. Final terms and approval require verification, documentation, underwriting and the applicable rate-lock process.

Does STR Advisory fund the loan?

No. STR Advisory arranges eligible business-purpose financing through third-party lenders and coordinates the transaction. The lender makes the credit decision.
