A useful preliminary analysis shows how the deal behaves when income or costs differ from the starting assumptions.
Build an operating view #
Start with rental revenue, then subtract operating expenses, reserves, and housing costs. Keep property taxes, insurance, and association dues from being counted twice if they are already included in the displayed payment.
Test a lower-income scenario #
Illustration: $6,000 monthly revenue minus $2,000 operating expenses and a $3,095 housing payment leaves $905. With revenue 10% lower, the same calculation leaves $305. This example excludes any costs not already listed and is not a prediction for a real property.
Ask what must be true #
- Can the property legally operate as planned?
- Is the income assumption defensible?
- Can you cover a slow season or repair?
- Does the financing fit your holding period?
