Required income helps you reverse the qualification question: what income would need to be accepted for this payment and target ratio?
Use the same calculation basis #
Required monthly income = monthly qualifying housing payment × target DSCR. An illustrative $3,200 payment at a 1.20 target requires $3,840 per month. The 1.20 target is an example, not a statement of eligibility for a particular program.
Compare with the income evidence #
Compare the required figure with the actual or projected income used in your analysis. Investigate the gap. A higher down payment may lower the payment, but it also uses more investor cash.
Keep expenses separate #
Do not confuse income needed for qualification with revenue needed to cover all operating costs. Build a cash-flow check using expenses and reserves in addition to the housing payment. Ask the team which income basis and ratio apply to the property before submitting an application.
