Match the income assumptions to the way the property will actually operate.
Short-term rental #
Use short-term assumptions for a furnished property operated with shorter guest stays. Research seasonality, comparable rentals, occupancy, management, cleaning, utilities, and local operating requirements.
Long-term rental #
Use long-term assumptions when an ongoing lease or market rent supports the analysis. Compare contractual rent, lease terms, vacancy, maintenance, and owner-paid expenses. Short-term market revenue is not interchangeable with lease rent.
Mid-term or mixed use #
The current public preliminary-check form presents short-term and long-term rental choices. If your property uses furnished monthly stays or mixed rental periods and neither choice fits, contact the team before relying on a result. Do not force a mismatched income assumption to obtain a higher qualification estimate.
