Methodology & data sources

Know what drives
your property analysis.

See how inputs, available rental evidence and financing assumptions shape the results. Understand the methodology, review the evidence and verify the facts before making a decision.

Platform estimates support research and preparation. They do not establish property value, investment suitability or financing approval.

Start by identifying the type of information.

Investor inputs

Information you enter, such as purchase price, estimated value, loan balance, rent, expenses and intended rental use.

Check these inputs against contracts, statements and other records.

Research and projections

Available property records, rental-market information and comparable-property evidence used to inform estimates.

Coverage, relevance and completeness vary.

Professional review

Lender underwriting, appraisal, title review and advice from your qualified professionals.

These can change assumptions, eligibility and transaction terms.

Property addresses and public records

Selecting and verifying an address helps identify the property being analyzed. It does not verify every property characteristic or establish ownership, title, zoning or permitted rental use.

Available address services and property-record sources may supply details that need correction. Review unit count, bedrooms, bathrooms and other relevant characteristics against reliable records.

  • Confirm the correct parcel and unit.
  • Check important details against listing information and property documents.
  • Investigate discrepancies before relying on the analysis.
  • Verify rental permissions separately with the appropriate authority.

Rental income: actual history and market estimates

Documented operating income

Booking history, payout statements, leases, collection records and management statements can help explain what the property has earned.

Reconcile refunds, fees, cancellations and revenue across channels. A booking total is not automatically collected rent or lender-accepted qualifying income.

Projected market income

Available rental-market research and comparable properties can help assess a proposed operating plan.

Projections depend on the evidence and assumptions used. They are not a guarantee of occupancy, nightly rates, annual revenue or qualification.

Check the comparison: Location, property size, amenities, condition, rental use, availability and seasonality can affect whether a comparable property is relevant.

For long-term rentals, distinguish signed lease income from asking rents and market-rent estimates. For furnished mid-term rentals, review the actual agreement, included expenses and expected gaps between tenants.

DSCR and required rental income

Debt service coverage ratio compares qualifying rental income with the payment obligation defined by the lender or selected illustration.

DSCR = qualifying rental income ÷ defined payment obligation

Required qualifying income = payment obligation × selected DSCR target

Use the same period for both figures, such as monthly income and monthly payment. Many residential rental comparisons include principal, interest, taxes, insurance and applicable association dues in the payment obligation. Program definitions can differ.

Illustration only

A $3,000 monthly obligation and a hypothetical 1.20 DSCR target require $3,600 in qualifying monthly income.

The target is not a universal lender requirement. A lender determines accepted evidence, income adjustments, the payment definition and the required ratio.

Read the financing definitions

Cash flow is a separate calculation.

DSCR does not tell you how much cash remains after all operating expenses.

Illustrative cash flow = rental revenue − operating expenses − debt payments and other included payment costs

Identify what each expense estimate includes so taxes, insurance, association dues or other costs are not deducted twice.

  • Include management, utilities, cleaning, maintenance and replacement needs where relevant.
  • Account for vacancy, cancellations and seasonal cash needs.
  • Separate upfront purchase costs from ongoing operating costs.
  • Test lower revenue and higher expenses before relying on the result.

Preliminary financing comparisons

Payment estimates depend on the loan amount, interest assumption, amortization and included property costs. Interest-only or adjustable structures require their own assumptions.

Compare rates alongside points, fees, prepayment terms, cash needed, reserves, cash-out proceeds and retained equity where relevant.

Displayed pricing may change. A saved option or captured screenshot does not preserve an available rate, establish approval or create a rate lock.

Final terms depend on current lender pricing, underwriting, property and borrower eligibility, documentation and transaction requirements.

Property scores and rankings

A displayed score is a summary indicator to help organize further evaluation. Review its accompanying detail, supporting evidence and unresolved assumptions.

Do not interpret a score as a probability of approval, a predicted return, an appraisal or a recommendation to buy.

A property with missing evidence needs further investigation even when the headline score appears attractive. Confirm important inputs before comparing opportunities.

How to interpret data-source coverage

Depending on the screen and available coverage, an analysis may use investor-provided information, address services, public property records, rental-market research or lender/program information.

A field populated from research is not independently verified simply because it appears in the workspace. Review any source, date or status information shown alongside the output.

Missing information means the evidence needs further work. It does not mean the value is zero or that the property qualifies.

These data categories do not imply integrations with every booking platform or equal research coverage for short-term, mid-term and long-term rentals.

When human review matters

Request review when you have a property package and a clear financing question. Our team can assess the assumptions, identify missing information and discuss eligible next steps.

Lenders make credit and underwriting decisions. Appraisers, title providers and qualified legal, tax and other professionals address their respective parts of the transaction.

Is the analysis an appraisal?

No. A platform estimate does not establish an appraised value or replace the valuation required for a transaction.

Does a strong DSCR guarantee approval?

No. Credit, leverage, liquidity, reserves, property eligibility, ownership and other program requirements still matter.

Can I rely on the displayed income as my future revenue?

No. Review the evidence and assumptions, then test downside scenarios. Actual operating results can differ materially.

Does the platform determine tax treatment?

No. Depreciation, loss deductions, ownership and other tax questions require your qualified tax professional’s review.

Analyze with the assumptions in view.
