Airbnb and second-home loans: review the actual use and loan terms.
An Airbnb listing alone does not settle whether a second-home mortgage fits the property. Review occupancy, rental arrangements, qualification and the documents you signed.

Start with the correct question.
Does the property’s actual use fit the loan’s occupancy and rental requirements? Occasional renting and operating a dedicated investment rental are different situations. Avoid treating every listing as a violation.
Understand the agency guidance.
Fannie Mae second-home eligibility includes personal occupancy, borrower control and other requirements. Rental income cannot be used to qualify a second-home loan; identified rental income does not by itself eliminate eligibility when the remaining requirements are met. This agency guidance does not determine the obligations of every existing loan.
Gather the facts before making changes.
- The note, security instrument, occupancy representations and relevant riders.
- Actual personal-use days, rental activity and management agreements.
- Any arrangement affecting control of occupancy.
- Current loan balance, rate, prepayment terms and insurance.
- Local rental permissions and ownership details.
Compare a refinance only after reviewing the obligations.
A business-purpose investment-property refinance may be worth evaluating. Compare the current loan, proposed payment, costs and rental-income evidence. Refinancing does not retroactively resolve every issue or guarantee eligibility.
Ask the right people.
Discuss loan obligations with the servicer and qualified counsel. STR Advisory can organize a financing comparison and review an eligible rental-property package. Avoid changing title or making an occupancy representation without understanding the requirements.
