A single-member LLC applying for a DSCR loan is fairly simple: one owner, one set of documents, one operating agreement. Multi-member LLCs add extra layers that lenders want in place before they’ll fund the loan.
Most DSCR lenders want every member with a meaningful ownership stake (often 20 to 25%) identified, signing the loan documents, and meeting the lender’s credit and background standards. It’s not just paperwork. It’s how lenders judge risk when more than one person controls the collateral.
Two investors split ownership equally. Both members usually sign all loan documents and go through credit review. DSCR qualification runs on the property’s income, not either member’s personal income.
CPA NoteWith two members, the LLC is taxed as a partnership by default (Form 1065). Each member reports their share of income and deductions on Schedule K-1. Ask your CPA how depreciation passes through.
One member holds a controlling interest (say 70%) and a second member holds a minority stake (30%). Requirements for the minority member vary by lender, some only require documentation from members above 20 to 25%.

A designated managing member is authorized to sign for the LLC. Many DSCR lenders want the operating agreement to clearly say who has authority to sign loan documents on behalf of the entity.
Attorney NoteYour operating agreement should spell out management authority clearly. A vague or boilerplate operating agreement can delay or derail closing. Have an attorney draft or review it.
The entity has to exist before you apply. Articles of organization, EIN, and operating agreement all need to be in place. Most lenders won’t accept an entity that’s “to be formed” at application.

This trips people up a lot. The lender needs the operating agreement to clearly authorize whoever signs. Boilerplate agreements pulled off the internet often don’t cover this properly.
