Whole-Home Format

Vrbo properties are exclusively whole-home rentals. No shared spaces, no partial-occupancy complications. That means a cleaner income picture for underwriting: one rental, one income stream, one set of comparables in the market data. Lenders and their STR data providers can project income for a whole-home property with more confidence than for partial-unit models.

Longer Average Stays

Vrbo’s guests book longer stays, typically 5 to 7 nights. Fewer turnovers per booking period means lower cleaning and restocking costs compared to nightly models, plus a more predictable weekly occupancy pattern. Once a lender models the income after their vacancy and expense haircut, the economics of longer stays can actually work in the property’s favor.

Beach, Lake, and Mountain Equity

Vacation rental properties in coastal, lakeside, and mountain communities often carry strong equity, especially for owners who bought years ago. That equity is a resource. Cash-out refinances to 70 to 75 percent LTV on rental income loans let hosts redeploy that equity into property improvements or more purchases without selling a performing asset.

Personal Name Ownership

Many Vrbo hosts bought their vacation home before it became a rental business. The property sits in their personal name, often with a conventional mortgage that doesn’t reflect how it’s actually used now. Moving it into an LLC, and into the right loan category, can happen in a single business-purpose refinance rather than a separate deed transfer followed by another refinance later.

The Wrong Loan Category for an Active Rental

If your vacation property was originally financed as a second home, it came with lower rates and better terms than an investment property loan. It also came with representations about how you’d use the property. Listing it on Vrbo and taking bookings from the public counts as active rental activity, and that may not line up with the occupancy and use terms in your loan documents.

Disclosure: A property financed as a second home must continue to comply with the occupancy and use representations made during origination. Frequent rental activity, rental-pool arrangements or management agreements may create eligibility or compliance concerns depending on the loan documents and actual property use. A business-purpose refinance may be worth evaluating.

Using Your Vrbo Income to Qualify

A rental income loan (also called a DSCR loan, for Debt Service Coverage Ratio) qualifies the property on its own cash flow instead of your personal W-2 income or tax returns. The income documentation comes from the property itself.

T12 Operator History

If your Vrbo property has been generating bookings for 12 or more months, the main income document is your trailing 12-month gross booking revenue export from the Vrbo platform. That gives the lender a real record of what the property has earned.

Lenders apply a haircut, typically 30 to 45 percent depending on the lender and your market, to account for vacancy, platform fees, and operating expenses. What’s left is the net effective income used in the DSCR calculation. A full year of actual booking revenue is the strongest income basis you can bring to a lender.

Market Projection for Purchases

Acquiring a property with no prior rental history? Many STR-focused lenders accept income projections from third-party providers like AirDNA or Rabbu. These tools estimate average daily rate, occupancy, and projected gross annual revenue by looking at comparable whole-home rentals in the same market.

Acceptance varies by lender. We confirm which lenders will use this approach for your specific property and market before submitting the file, so there are no surprises during underwriting.

Seasonal income and beach markets. Properties in Ocean City, Rehoboth Beach, the Outer Banks, and similar coastal markets earn most of their annual revenue in summer. Check the HOA before you go under contract. Vacation communities, especially beachfront condo developments and planned communities, sometimes have their own restrictions on short-term rentals regardless of what local ordinances allow. Get written confirmation from the HOA before you go under contract on any property in a planned development.

Asset Protection Through the LLC

Holding a vacation rental in your personal name means the property is directly exposed to personal liability. A guest injury, a dispute, or a claim against the property is a claim against you personally. An LLC creates a layer of separation between the rental business and your personal assets. Rental income loans close directly in the LLC, so you’re not forced to do a deed transfer and refinance later just to move ownership into an entity. You build it right from the start.

No Portfolio Cap

Conventional investor loans through Fannie Mae and Freddie Mac stop at 10 financed properties. Before you get there, pricing adjustments climb steadily: loan-level price adjustments (LLPAs) of 1.875 to 3.375 points apply to investors with 5 to 10 properties, and reserve requirements grow with each one you add. Rental income loans underwrite each property independently on its own cash flow. There’s no equivalent cap, and pricing isn’t tied to how many other properties you own.

Cash-Out for Renovations

Many Vrbo hosts carry meaningful equity in properties they’ve owned for years. A cash-out refinance to 70 to 75 percent LTV on a rental income loan lets you pull that equity for improvements, like a dock replacement, hot tub, extra bathroom, or updated kitchen. These upgrades often directly support higher ADR and occupancy. Six months of reserves is common on cash-out transactions, and we build that into the scenario before you commit to a number.

My Vrbo has strong summer income but slow winters. How does underwriting handle that?

Seasonal income is expected in beach and lake vacation rental markets, and STR-focused lenders account for it. Underwriting runs on the annualized income figure, which reflects the whole calendar year, peak and off-peak. What the seasonal pattern mostly affects is your reserve requirement. In months when the property might not cover the full mortgage payment on its own, your reserve account carries the difference. Can I close in my LLC?

Yes. Rental income loans are business-purpose loans, and closing in an LLC is standard, not an exception. That’s one of the biggest structural advantages over conventional investor loans, which only close in your personal name. On a purchase, you can close directly in a new or existing LLC. On a refinance out of personal name, the refinance handles the ownership transfer. To close in an LLC you’ll need Articles of Organization, an EIN, an operating agreement, and the BOI/FinCEN beneficial ownership filing. We walk through entity documentation as part of the pre-submission process.

I want to pull cash out for renovations. Is that available?

Yes. Cash-out refinances are available on rental income loans up to 70 to 75 percent LTV on most programs. For Vrbo hosts, the most common uses are improvements that support higher ADR and occupancy: dock or deck replacement, a hot tub addition, kitchen or bathroom updates, or furniture refreshes. The cash-out amount is based on the property’s appraised value at the time of the refinance. Six months of reserves is common on cash-out deals, and we factor that requirement into the scenario before you commit to a target loan amount.

How many vacation properties can I finance this way?

There’s no cap on how many properties you can finance with rental income loans. Conventional investor loans through Fannie Mae and Freddie Mac stop hard at 10 financed properties, with real pricing penalties as you approach that limit. Rental income loans underwrite each property on its own merits, regardless of how many others you own. Investors with multiple vacation rental properties use this structure specifically because it doesn’t carry the portfolio-count restrictions that conventional lending does.

My HOA has restrictions on short-term rentals. Can I still get this loan?

It depends on the specific restriction. Some HOAs prohibit short-term rentals outright, which means lenders can’t use rental income to qualify you since that use would violate the HOA rules. Other HOAs have minimum-stay requirements or require prior approval but do allow short-term rentals. We need written confirmation of what the HOA actually allows before a lender will underwrite on rental income. If it’s a hard prohibition, the property might still be financeable, just not on a rental income basis, and the structure would look different. That’s why we ask about HOA rules right at the start of the scenario review.
