# Understand down payment, cash to close, and reserves

Your down payment is one component of the cash needed to complete and operate a purchase.

## Build the transaction estimate

Include the down payment, applicable points and lender fees, title and settlement charges, appraisal and other third-party costs, prepaid items, and initial escrow funding. Account for deposits or permitted credits only when they actually apply.

## Keep reserves visible

A lender reserve requirement may be money that must remain available rather than money paid as a fee. Separately plan cash for furnishings, repairs, operating expenses, and a low-revenue period.

## Reconcile before application and closing

A preliminary analysis does not replace transaction-specific disclosures or settlement figures. Ask the team which costs are estimated, which have been confirmed, and which credits or deposits are reflected. Use the final closing information to reconcile the actual cash due.

Property and financing outputs are preliminary estimates, not an approval, rate lock, commitment, or guarantee. Eligibility and final terms require professional review and lender underwriting.
