# Prepare your property for CPA review after closing

After closing, organize the property facts and records your CPA may need. Property Depreciation Pro is a separate service that can support property-document preparation.

## Retain the core property record

- Address and property type.
- Purchase price and closing date.
- Ownership entity.
- Placed-in-service information to discuss with your CPA.
- Rooms, furnishings, improvements, photographs, invoices, and closing documents.

## Review the separate service

Visit Property Depreciation Pro and review its scope, pricing, terms, and data requirements before proceeding. Do not assume STR Advisory registration creates a PDP account or that records automatically transfer between the services.

## Get professional guidance

Your CPA determines the tax treatment and documentation needed. A property report does not determine deductions or guarantee tax results. For a refinance, retain the original acquisition records as well as refinance documents; ask your CPA how each is relevant.

Property and financing outputs are preliminary estimates, not an approval, rate lock, commitment, or guarantee. Eligibility and final terms require professional review and lender underwriting.
