# What to do when market income or comparables are missing

Missing market data does not mean the property will earn zero income, and it does not establish that financing is unavailable.

## Check the context

Verify the address and rental use. Research coverage can vary by market, property characteristics, and available records. A unusual property may not have an appropriate comparable set.

## Use evidence you can support

For an operating property, gather actual revenue and payout records. For a leased rental, gather lease and rent information. Keep any investor-provided assumption labeled and explain its basis. Do not invent a market estimate to complete the form.

## Request help before relying on the result

Ask the team what additional income support may be appropriate. The lender determines which evidence it accepts. Missing research is a reason to investigate the assumptions further, not a reason to describe the property as approved or unfinanceable.

Property and financing outputs are preliminary estimates, not an approval, rate lock, commitment, or guarantee. Eligibility and final terms require professional review and lender underwriting.
