# Estimate cash out and retained equity

Cash-out review asks how much a new loan may release after the current payoff and transaction costs, and how much equity remains.

## Separate the four numbers

- Estimated property value.
- Proposed new loan amount.
- Existing loan payoff and applicable payoff charges.
- New transaction costs and any required deductions.

## An illustrative calculation

A $600,000 value and $450,000 new loan leave $150,000 of gross retained equity. If the existing payoff is $300,000 and costs are $12,000, illustrative cash out is $138,000. This ignores any other required deductions and is not a lender offer.

## Check the new obligation

Compare the new payment, income coverage, prepayment terms, costs, and intended use of proceeds. Lender valuation, seasoning, leverage limits, ownership, and underwriting may change the result. Estimated equity is not assured accessible cash.

Property and financing outputs are preliminary estimates, not an approval, rate lock, commitment, or guarantee. Eligibility and final terms require professional review and lender underwriting.
